If you have decided to skip the offer stage and want to start a tenancy from scratch the simply click ‘Create Tenancy’ and you will dropped into the tenancy set up wizard. This is a 5 stage set up which can be skipped out of at any point if you would like to but following it through to the end maximises your productivity and efficiency.


Stage 1 - Basic Details

Fill in the basic details of the tenancy such as the property, start date and tenancy type.


Stage 2 - Tenancy Details

This is where you will input the rental amount and calculate figures such as holding deposit amount, security deposit amount and initial payments. We have handy calculation buttons to do this all for you but you are also able to free type and enter different amounts.

At this stage you are also able to change the rent schedule if needed, to pro rata the rent day or even customise a bespoke schedule. Again the platform will do this all for you, you just need to put the correct dates in.

Stage 3 - Tenants & Guarantors

Here is where you will complete the applicant details. You can add/change these details during the tenancy set up as well if you don’t have all the information to hand and also add guarantors at a later date if required after the tenants have been referenced.

We also have a tab here for relevant persons but we do include this on the tenant login so that they can add this if anyone else is paying any part of the security deposit and needs to be included on the prescribed information.


Stage 4 - Cost Breakdown & Holding deposit

This is where you can request for your cost breakdown to be signed by the lead tenant and also include any special conditions that are specific to this tenancy.

You can also request the holding deposit to be paid here by selecting bank transfer and the request will go to the tenant. If you have taken the holding deposit already, you can simply mark this as paid.

With both of these actions, you are given the option whether you would like to send these now or not. If you select ‘yes’ then when you tenant gets their welcome invitation they will already have these tasks to carry out. If you select ‘no’ your tenant/s will still receive their welcome email but the tasks will need to be issued separately. This process allows you to be in complete control of the administration process and make sure tasks happen when you want them to happen.


Stage 5 - Draft Tenancy Agreement

Here is where you can issue a copy of the draft tenancy agreement to the tenant, simply select the contract template and it will ask you if you would like this to be sent now. If you select ‘yes’ it will be there to view straight away by the tenant and they can sign this. If you select ‘no’ you can issue this at a later date.

You can also add any conditions to the contract by clicking on your template conditions or adding blank conditions.

When you click ‘create tenancy’ this will drop you into your tenancy overview and send out a welcome email to the tenants.
